I have an opportunity to buy an investment property in Katy. I’ve heard taxes and insurance (hurricane and mold) are very high and sometimes difficult to obtain. Is this area in the hurricane zone? What are the hurricane prep and cleanup costs?
I live in Houston and while the cost of living is okay, the traffic is a Nightmare from Hell and the summers (May to October) are so hot and humid, it’s almost unbearable outdoors. Even today, in January, it’s almost 80 degrees, hot and sunny outside. The hurricane doesn’t hurt us much, but the resultant flooding even from mild thunderstorms is usually BAD….leaving many many streets impassable for hours to days. Mold is an issue, yeah, and the insurance is high because people who clean up mold charge you a fortune (even though it almost never cleans up satisfactorily and you are still left with something that will eventually be uninhabitable). Many houses are not built to protect from mold in the interior walls, and many lawsuits result from that.
If you’re not actually going to live here, maybe it’s a good investment, but you will probably want to have it appraised and make sure it’s not in a flood zone, because you’d have to warn the buyers it will flood and they’ll back out of the deal.
